Painting the inside of Durham homes — Pickering, Ajax, Whitby, Oshawa and Clarington — from family subdivisions to post-war streets and rental turnovers, at clear per-sq-ft rates backed by a written warranty. From Pickering subdivisions to Brock farmland, Durham Region walls run $2.35 a square foot of floor; the minimum depends on your address.

Suburban south, rural north, one rate card for both. Four packages, published rates, each quoted per square foot of floor area.
| Package | What is painted | Materials | Warranty | Per sq ft of floor area |
|---|---|---|---|---|
| Fresh Start | Walls, two coats | Contractor-grade | 2 years | $2.35–2.75 |
| Full Refresh | Walls and ceilings, in dedicated ceiling paint | Mid-grade | 2 years | $3.30–3.70 |
| Complete Home ⭐ most chosen | Walls, ceilings, baseboards and window casings | Mid-grade | 2 years | $4.60–5.10 |
| Signature Finish | All of the above, with enhanced preparation and high-detail work | Premium-grade | 2 years | from $5.50 |
Lower end: vacant home, standard 8' ceilings, light/similar colours, normal condition. Upper end: occupied home, 9'+ ceilings, stronger colour changes, additional cutting/preparation.
Doors with frames, both sides — $150–225 each, any package. Doors sit outside all four packages and are counted per door, because a house with fifteen of them is a different job from a house with five.
2-year workmanship warranty on every package — the same two years whether you book walls only or the whole interior. Materials are specified by grade rather than by brand; the exact product and the colour codes go on the written specification before anyone opens a can.
Projects from $1,500 minimum. Your exact minimum depends on the project location within the region. There is no travel line on the invoice and there never will be: the rates above are the same everywhere we work, and the minimum is the one thing distance changes.
Along the lake — Pickering, Ajax, Whitby, Oshawa — the work is mostly newer detached and townhouse stock: sound drywall, builder paint, plenty of trim. North of Highway 7 it turns rural, with older houses, additions that were built decade by decade, and rooms that meet at interesting angles. Both are covered by the same four packages; what changes is where a given house lands in its range.
Materials are loaded the night before and the day starts early, which on a Durham job matters more than it sounds.
IntraBuild paints homes in every corner of Durham Region — Pickering, Ajax, Whitby and Oshawa along the lake, Clarington to the east, and the townships of Uxbridge, Scugog and Brock up north. That's all eight municipalities, residential interiors only. The service itself is detailed on our interior painting page; here we get into what Durham homes tend to need.
Durham's housing tells its own story: wartime and post-war streets in central Oshawa, commuter subdivisions that spread through Ajax and Whitby from the 1980s on, new phases still opening in Courtice and Seaton, and student rentals turning over every spring near Ontario Tech. Each one calls for a different mix of prep, speed and colour — and we bring the right mix to each.
Post-war Oshawa and the old downtowns of Whitby, Bowmanville and Port Perry mean plaster, layered paint and real prep hours; Courtice, Seaton and North Oshawa are newer drywall that moves fast. We price the prep the house actually needs — nothing generic.
From post-war Oshawa plaster to brand-new subdivision drywall — repaints, accent walls and ceiling refreshes in any finish.
Baseboards, window casings and doors brought back to bright — including the chunky older trim in Whitby and Bowmanville homes.
Staircases, railings, built-ins and closet interiors, plus first paint on new drywall after basement work.
Wartime and post-war Oshawa houses need patching and priming discipline; newer Courtice and North Oshawa builds mostly need speed and clean lines.
Durham is the east GTA's fast lane, and its interiors split into two generations that barely recognize each other. The new generation sprawls across north Whitby, Brooklin, north Oshawa and the Seaton lands in Pickering — subdivision two-storeys built this decade, now hitting the age where builder white surrenders to a real palette and the first winters' nail pops and hairline cracks get closed properly before colour. The older generation lives in Oshawa's legacy streets: wartime and post-war housing from the automotive decades, compact and honest, which has quietly become one of the GTA's last affordable entries into home ownership. Those small rooms respond dramatically to paint — light, continuous colour visually enlarges a 1940s floor plan like no renovation at ten times the price — and first-time owners here get the most visible transformation per dollar we deliver anywhere.
The region's working rhythm shapes scheduling more than in any other territory. Durham runs on shifts — plants, the nuclear stations, hospitals, logistics — and a repaint often has to happen around a household member who sleeps at noon. We plan those jobs zone by zone: quiet prep in the far rooms during sleep hours, cutting and rolling near the bedroom only in the agreed window, the schedule written into the quote alongside the price. Commuter families on the Lakeshore GO line have the opposite need — everything squeezed between departure and return — and empty-house windows around a closing date remain the gold standard here as everywhere.
Add the region's steady stock of basement apartments — commuters renting below family homes — with their washable, one-recorded-colour logic, and Durham becomes a compressed tour of every job type we run. The constant is the paper: a transparent posted price structure and a written quote itemized to the room, whether the address is a Brooklin crescent or a wartime street off Simcoe South.
Durham sits across the GTA from our Mississauga base, so we book its jobs in efficient blocks — materials loaded the night before, an early start on site, no days lost to the commute.
The drive is our cost, not yours. A Pickering townhouse and a Beaverton century home both get one written figure, with nothing tacked on for distance.
Whether it's your family home or a tenant unit, we contain the work to one zone at a time, protect floors and furniture, and keep the rest of the place fully usable.
You'll have the sequence and the end date before we begin — critical when a new tenant's lease starts on the first — and the site gets cleaned every evening.
Five steps, in order. We visit and put the price in writing. We prep — furniture shifted and covered, walls patched, sanded and caulked. We prime where the surface calls for it, and tint the primer when the colour change is a big one. We paint: two coats, room by room, clean cut lines at trim and ceilings. And we finish with a walkthrough plus a proper cleanup. More detail sits on our interior painting service page.
East and north of the region the service map continues — see interior painting in Northumberland County, Kawartha Lakes and York Region. Packages live on our interior painting page; the first-repaint budget story is told in our guide to interior painting cost in Ontario, and day-by-day scheduling in how long interior painting takes.
Pickering to Clarington and up through the townships — book a visit, walk us through the rooms, and a clear written price follows. It's free, and there's no arm-twisting.
