A quote that arrives as a single number cannot be taken apart, and a number you cannot take apart is a number you cannot compare.

Doors with frames, both sides — $150–225 each, any package. Doors are in no package: one door takes as long as a wall, so hiding them in the rate would overcharge every room that has none.
Lower end: vacant home, standard 8' ceilings, light/similar colours, normal condition. Upper end: occupied home, 9'+ ceilings, stronger colour changes, additional cutting/preparation.
The packages differ in two things at once: how much of the room gets painted, and the grade of material that goes on it. Fresh Start is walls only — the right answer for a rental turnover or a pre-sale tidy-up where the ceilings and trim are still sound. Full Refresh adds the ceilings, in dedicated ceiling paint rather than wall paint. Complete Home adds the surfaces that actually date a room: the baseboards and the window casings. Signature Finish is for interiors where the finish itself is the point — enhanced preparation, premium-grade materials and high-detail work, quoted individually. Doors sit outside all four packages and are priced per door, because a house with fifteen doors is a different job from a house with five.
Interior painting across Southern Ontario runs $2.35–2.75 per square foot of floor area for Fresh Start — walls, two coats. Full Refresh is $3.30–3.70 and adds the ceilings. Complete Home is $4.60–5.10 and adds baseboards and window casings. Signature Finish starts at $5.50 and is quoted individually. All rates are before HST, and the smallest project is $750.
Per square foot of floor area, not wall area. This matters more than it sounds. Painting rates get quoted against different areas — wall or floor — and the two are not comparable. Ours is floor area: measure your floor, multiply, and you have our number. You can check our arithmetic with a tape measure — that is the point of publishing it this way.

Those figures are the rate multiplied by the floor area, which is why each one is a range rather than a single number — where a job lands inside it depends on the conditions listed under the table. Doors are counted on top, at $150–225 each. A whole home costs less than its rooms added together, on purpose — one setup, one masking, one mobilization.
Room by room, inside an order of two rooms or more, an 11 × 13 bedroom runs $550 as Fresh Start and $725 as Complete Home. Things that sit outside the package are priced per piece, and named: doors with frames, both sides, at $150–225 each in any package, baseboard at $2.75 a linear foot, window casing at $60, ceilings at $1.25 per square foot, an accent wall at $125 in a light colour or $225 in a dark one, a closet at $95 reach-in or $175 walk-in, a touch-up visit of up to three hours at $275, primer for a dark-to-light change at $0.85 per square foot of wall, and drywall repair beyond the package prep at $65 an hour plus materials. Kitchen cabinet doors are quoted separately, from $2,500. Wooden windows only — we do not paint vinyl or aluminum, and saying so up front saves a disappointed conversation later.
What is not in the package, so that it is never a surprise: wallpaper removal, spray-finishing of doors off their hinges, staining or varnishing bare wood, exterior work of any kind, vinyl and aluminum windows, popcorn ceiling removal, and structural drywall work behind the paint. Each of those is quotable — several are on this site — but none of them is hiding inside a square-foot rate, and any quote that implies otherwise is worth a second question.
Every one of these is on the quote as its own line, with the reason, so you can take it off if you would rather not pay for it.
A dark colour going light adds 35%. Coverage is the whole cost of painting. Going from a deep charcoal to an off-white is two extra passes of material and the labour to apply them, and doing it in one coat is how you get a wall that looks patchy in afternoon light. High ceilings add 25% at 10 feet, 50% at 12 and 75% at 15. That is not a height surcharge for its own sake: above about nine feet a roller pole stops being enough, and the job needs staging, more setup and more time per square foot. Houses built before 1960 add 20% — plaster, old oil-based trim that needs a bonding primer, and walls that are rarely flat. A start inside 72 hours adds 15%, and a downtown condo adds 12% for the elevator booking, the loading dock and the hours the building allows.
Downwards: 10% off between 15 December and 15 March, when the calendar is quiet; 5% from five rooms up; 5% on a referral. They stack to a maximum of 15%, and never below the minimum for your distance.
Two things that are not surcharges but change the number: a ceiling that has been patched in a different white, and stippled ceilings, which drink paint and roll slowly. If you would rather be rid of the texture than repaint it, that is a different job — see popcorn ceiling removal. Walls with real damage behind them — water staining, failed seams, old repairs that were never feathered out — are drywall repair, quoted as their own lines so you can see them.
Every enquiry gets an answer within 48 hours. That part has no conditions attached. What arrives inside those 48 hours depends on what we can see.
A written price without a visit is possible when you can send photographs of every wall in daylight, the room dimensions, the ceiling height, the current colour and its sheen, the colours you want, and a count of doors and windows — and when nothing in those photographs shows damage, staining, peeling, cracking or the marks of previous repairs. When that is the case, the written price arrives in the same 48 hours. It is firm, on the condition that what we were told matches what is there.
Everything else needs a walkthrough. Within 48 hours you get an answer and a date for the visit. We do not promise a date for the price itself, because we do not yet know what we are looking at, and a promise made before the walkthrough is a promise made blind.
Signature Finish always needs the walkthrough. Enhanced preparation is judged from the state of the surfaces, and no photograph answers that.
Either route, the rule at the end is the same: if the walls are not what they were described to be, the new price is agreed with you before work begins — never added to the invoice. A quote holds for 30 days. The deposit is 25%, changes are made by written change order before work starts, and you have 10 days to cancel under Ontario consumer protection law.

There is no line on your invoice called travel, and there never will be. Distance changes the size of the job that makes sense to send a van to, and you hear that number before you decide, not afterwards.
