Drywall Installation
for Dufferin County

Headwaters country keeps two kinds of drywall jobs coming. In Orangeville, Shelburne and Grand Valley it's subdivisions, additions and basements getting finished one street at a time. Out on the concession roads of Mono, Mulmur and Amaranth it's farmhouses, shops and country custom builds. IntraBuild boards, tapes and sands them all — a crew that shows up when it said it would, a price set per square foot, and nothing extra for the drive.

Dufferin County needs one drywall crew for the whole map, and IntraBuild is built to be it. Orangeville anchors the county: commuter families, an old downtown along Broadway, newer subdivisions ringing it, and basements being finished on every second street. Shelburne and Grand Valley are growing quicker than almost anywhere nearby, mostly in brand-new homes that need boarding top to bottom. Then the county opens up — Hockley Valley builds in Mono, hilltop customs in Mulmur, working farm properties through Amaranth and Melancthon where the job might be a farmhouse addition or a heated shop. We treat every address the same. One person measures and quotes; the same crew hangs, tapes and sands. The price is written, it's per square foot, and a long gravel driveway doesn't add a dime. If "drywall installation near me" brought you here from a Dufferin postal code, this page is the destination. How we price and build is documented on our drywall installation services page — coverage for Dufferin County lives right here.

01
— what a Dufferin County install includes

Sheets up, seams gone.

the whole trade, not half of it

Hanging the board

Walls and ceilings sheeted tight to the framing. Joints staggered. Openings for boxes, windows and lights cut clean, not chewed.

Tape & bead

Every seam gets tape bedded in mud. Every outside corner gets bead — metal or paper-faced — so the edge stays sharp through years of bumps.

Screws set right

Around 28–32 fasteners per sheet, staggered, sunk just below the paper. Each one spotted with compound so paint shows none of them.

Mud to your level

Three coats minimum, feathered out wide. Then sanding on vacuum extractors until the surface meets Level 3, 4 or 5.

Standard 1/2" — the everyday board Moisture-resistant — wet-area walls Fire-rated 5/8" Type X — garage & code walls Sound-dampening — quiet bedrooms & offices No-sag board for ceilings

Town streets, country roads.

Broadway to the concessions

Orangeville — the county's main town, basements & additions

Orangeville housing runs from century homes near Broadway to nineties subdivisions to brand-new phases on the town's edge. Most calls here are basements: the framing is up, and our part is board — moisture-smart sheets by the bathroom rough-in, three coats on every seam, and a sanding that leaves the ceiling clean under pot lights. Additions and garage conversions fill the rest of the calendar.

Shelburne & Grand Valley — new homes going up fast

These two towns barely resemble their old maps. New surveys keep opening, and every house in them needs boarding. We take whole homes from bare studs to paint-ready, floor by floor, then come back a few years later when the owners decide to finish the basement. Same square-foot rate both times.

Mono & Mulmur — Hockley hills, custom builds & horse farms

Country properties in the hills bring the interesting ceilings — vaults over great rooms, lofts, walls of glass throwing hard light across every surface. That light is exactly what a Level 5 skim exists for, and it's a big share of our work up here. Farm properties add shops, studios and barn offices, and the drive out never appears on the invoice.

Amaranth & Melancthon — farmhouses & wide-open townships

The flat townships north and west run on agriculture, and the drywall work follows suit: farmhouse renovations, additions built for the next generation, outbuilding interiors that deserve properly finished walls. We board them plumb, keep the dust contained and sand to the level the room actually needs.

03
— drywall pricing across Dufferin County

One rate: per square foot.

no flat guesses here

Drywall pricing in Dufferin County stays simple if you keep it honest: count the square feet. Our quotes bundle board, hanging, tape, bead, coats and sanding into one written figure — travel included — and nearly every job lands inside $2.00–$5.50 per square foot turnkey. A Shelburne new build finished to Level 4 sits low in that band. A Mulmur great room vaulted and skimmed to Level 5 climbs toward the top of it. Pick a tier below, run the slider for a ballpark, and read the full pricing method on our drywall installation services page.

What jobs usually run (turnkey)
Single room around 12×12$1,500–2,500
Garage — one or two cars (Level 3)$1,500–3,000
Basement, the whole level$6,000–12,000+

    Four things move the price
  • Finish level — Level 5 labour ≈ double Level 4; nothing swings it more.
  • Ceilings & access — height, stairs and tricky carries all add time.
  • Board spec — moisture, fire-rated and sound sheets price above 1/2".
  • Job size — big areas run lean per foot; small ones hit the minimum.

That turnkey rate buys the full job: board dropped and hung, tape and bead, screws spotted, three coats, a sand to your level and cleanup before we leave each day. Buying board yourself? A labour-only arrangement runs from about $1.50/sq ft — call it $30–70 to hang and finish each 4×8 sheet. Treat the ranges as guides; the free written quote locks in your real drywall install cost first.

04
— the three levels, plainly

Pay for what the room needs.

not every Dufferin County wall needs Level 5
Level 3 · standard
Textured on purpose
Tape and screws coated, the face left a little rough. That's fine — texture, wallpaper or heavy paint is going over it anyway. Garages, sheds and utility rooms live here happily.
Level 4 · most chosen
Regular-room smooth
One more coat and a proper sanding past Level 3. Takes flat and eggshell paint without telegraphing a single joint. The sensible default for kitchens, bedrooms and halls.
Level 5 · signature
Skimmed wall to wall
Mud floated over the entire sheet, not just the seams. Vaulted ceilings, big windows, gloss paint — none of them can find a flaw. Where the light is hard, this is the answer.

— what hiring us looks like

Straight dealing, tidy work.

quoted once, in writing

Price before board

We measure first, then hand over a complete written price built off the square footage. Orangeville cul-de-sac or Melancthon sideroad — same rate, and the travel line reads zero.

Dust kept behind poly

Poly goes up at the doorways and the sanders run vacuum heads. The rest of the house stays liveable while we work.

Dates that hold

Hanging, coating and sanding days get booked up front and lined up with your other trades, so nobody stands around waiting on mud.

Insured, then handed over

Liability coverage is active before the first sheet moves, and what your painter gets from us is flat, sound and ready for primer.

06
— the order of operations

Five steps to flat.

no step skipped in Dufferin County
HangScrewTapeMudSand

Drywall is sequential and stubborn about it. Mud has to dry between coats, so the finish takes the days it takes — rushing shows up later under paint. The ceiling gets boarded first; wall sheets then push up under it and hold its edge. On homes we usually hang sheets sideways, since horizontal runs mean fewer joints in awkward spots, while standing them vertical mostly pays off on tall commercial walls. Fewer seams to finish means a flatter wall.

07
— asked before booking

Plain answers.

from Dufferin County callers

Is every Dufferin County town covered — Orangeville, Shelburne, the townships?

Every one. Orangeville, Shelburne and Grand Valley, the Hockley Valley townships of Mono and Mulmur, plus rural Amaranth and Melancthon — all of it books through this page, since none of these towns has a standalone city page yet.

Can you finish my Orangeville basement?

That's our most common Dufferin job. A framed lower level goes from studs to paint-ready: board up, moisture-tolerant sheets near the bathroom and laundry, seams taped to your chosen level, ceiling sanded clean for pot lights. Per-square-foot pricing, and a full basement usually totals about $6,000–12,000+ turnkey.

Do you take on country properties in Mono and Mulmur?

All the time. Hockley-area customs, hobby farms and estate homes bring vaulted great rooms and feature walls where raking light punishes sloppy work — we board them plumb and skim where it matters, then sand to your finish level. Shops, studios and additions ride on the same square-foot rate.

What's the going drywall rate in Dufferin County?

Turnkey: $2.00–2.75 per sq ft at Level 3, $2.75–4.00 at Level 4, $4.00–5.50 for a Level 5 skim. A complete basement generally comes in near $6,000–12,000+. Room size, ceiling height and level do the rest — the free written quote gives you the exact figure.

We're well out of town — does the drive cost extra?

No. Orangeville, Shelburne, Grand Valley, Mono, Mulmur, Amaranth, Melancthon — one written per-square-foot price everywhere in Dufferin County, and the travel fee stays at zero no matter how long the driveway.

Walls or ceiling — which is boarded first?

Ceiling first, every time. The wall sheets then support the ceiling's edges from below, which makes for tighter, longer-lasting joints.

What's the screw count on a sheet?

About 28–32 for a 4×8 on a wall, more on ceilings. Staggered rows, heads set just below the surface with the paper unbroken — that's what keeps board flat.

"Drywall installers near me" from a Dufferin address — is that you?

If you're anywhere in the county, yes. Orangeville and Shelburne through Grand Valley, up into the Hockley hills and across the farm townships — tell us the town, we'll confirm coverage and book a time to come measure.
